Why the guides exist

A kitchen is the most expensive room most households will ever renovate, and it is bought close to blind. The decisions that set the budget are made in the first fortnight, most of them about things that end up hidden inside a cabinet or under a counter, and the person making them is usually doing it once in their life. Meanwhile three quotes on the same room can differ by fifty thousand dollars with no explanation attached.

Most of the confusion in this market traces back to a handful of local realities. Cabinetry is a third to a half of the budget and almost nobody knows how to compare two cabinet specifications. Every house here sits on a slab poured over expansive clay, which turns an ordinary layout change into concrete work and quietly shapes how the cabinetry has to be installed. Texas licenses the trades but not the remodeler, so the common advice to look up a state contractor license does not apply. And the cabinet lead time sets the calendar months before anybody picks up a hammer.

So we wrote it down. What each scope costs here, where the money goes inside a kitchen budget, how cabinet construction differs, what the slab does to a layout change, and what a written quote normally contains. Read it before anyone prices your kitchen and the quote becomes a document you can evaluate rather than a number you have to take on trust.

What a well-run kitchen project looks like

• Cabinets ordered before demolition. Semi-custom lead times commonly run eight to fourteen weeks. A kitchen torn out before the cabinets exist is a kitchen you live without for an extra two months.
• A written change order process. Priced and signed before the extra work starts, so a discovery inside a soffit is a decision rather than an argument on the final invoice.
• Licensed trades. Texas has no state remodeler license, but electricians and air conditioning contractors are licensed by the Texas Department of Licensing and Regulation and plumbers by the Texas State Board of Plumbing Examiners, so the trade work inside a kitchen is carried out by licensed people.
• Cabinetry installed for a moving slab. Shimmed and scribed rather than forced against a wall, with reveals that can absorb seasonal movement. On Gulf Coast clay that is not fussiness, it is the difference between doors that still line up in three years and doors that do not.
• A hood that vents outside. A recirculating hood does very little about grease, steam or heat, and in a house sealed and air conditioned most of the year that moisture has nowhere to go.
• A workmanship warranty in writing. One to two years is the common range in this market, separate from whatever the cabinet and appliance manufacturers provide.
