Fulshear sits at the western edge of Fort Bend County, around twenty miles northwest of Sugar Land, and it has been one of the fastest-growing places in the region. Nearly all of its residential stock is recent, which changes what a kitchen project here looks like. There is very little that needs fixing and a great deal that people want improved.
The typical Fulshear kitchen is already open to the family room, already has an island, and already has a workable layout. What it usually has is builder specification: cabinet boxes that are adequate rather than good, doors in a finish that has dated faster than expected, a modest granite or quartz top, and interior fittings that were never specified at all. Upgrading cabinetry, counters, hardware and lighting typically runs $30,000 to $55,000 and rarely requires anything structural.
Where these houses fall short is storage design. A large builder kitchen with base cabinet doors wastes an enormous amount of usable volume, because the back half of a 24 inch deep cabinet behind a door is not really reachable. Converting to drawer banks, adding roll-outs and specifying interior dividers costs a few thousand dollars in cabinetry and changes daily use more than a new counter does.
The second common project is the pantry. Builder pantries in this stock are frequently a shallow closet with wire shelving. Replacing that with cabinetry, or annexing it into a tall cabinet run, is a contained project that pays for itself in how the kitchen functions.
Fulshear issues its own permits. The city has grown fast enough that the process and the fee structure have been revised more than once, so the current requirements come from the city rather than from a contractor who last worked here three years ago.
