Expect to find things that are not in the plan: framing that is not where it should be, an electrical service that predates modern kitchen loads, plumbing that has been altered several times, and floor levels that no longer agree with each other. Foundation type varies here in a way it does not in the newer suburbs. Some original houses are pier-and-beam, some have been underpinned, and later houses are slab. That single fact swings the cost of a layout change by thousands of dollars, so it gets established at the walkthrough.
Site logistics matter more than usual. Narrow lots, no side access, on-street parking and neighbours within a few feet mean material deliveries, dumpster placement and daily cleanup all have to be planned rather than improvised. It is worth asking how a contractor intends to handle those before signing anything.
West University Place issues its own permits and runs its own inspections, separately from Houston. Requirements here are its own, and the contractor confirms them against the city rather than assuming the Houston process applies.
