Kitchen Remodeling in Richmond, TX

Richmond is the county seat of Fort Bend County, about ten miles west of Sugar Land along US 59. It is also the oldest town in the area, and that shows up in the housing: a historic core with genuinely old stock, then rings of subdivision development from the 1970s onward, then the very recent growth that has spread west along the highway.

The older houses near the historic centre are the exception to almost everything else written on this site. Some of them are on pier-and-beam rather than slab, which changes the economics of a kitchen remodel completely. Moving a drain line in a house with a crawl space is a fraction of the cost of trenching a slab, so layout changes that are expensive in Sugar Land become affordable here. The trade-off is that older houses turn up other things: undersized electrical service, cast iron drain lines that have reached the end of their life, and floor framing that has settled unevenly.

In the subdivision stock from the 1970s through the 1990s the picture is the familiar one, slab-on-grade with a closed kitchen and a soffit over the wall cabinets. Costs track the rest of the county, roughly $45,000 to $95,000 for a full remodel.

The newest development on the west side of Richmond has open kitchens already, so the work there is cabinetry, counters, storage and lighting rather than anything structural. Those projects tend to run $25,000 to $45,000 and finish quickly.

Richmond issues its own permits for property inside the city limits. Plenty of addresses with a Richmond mailing address sit in unincorporated Fort Bend County, where the permitting picture is different, so establishing which applies is the first step rather than an afterthought.

Kitchen scopes in Richmond

Every scope below is priced for this market, with what drives the number.

  • Full Kitchen Remodel

The room stripped back and rebuilt, usually six to twelve weeks of construction once the cabinets arrive

  • Kitchen Cabinet Refacing

New doors, drawer fronts and veneered face frames over cabinet boxes that are still sound, at roughly a third of replacement cost

  • Custom Kitchen Cabinets

Cabinetry built to the room rather than to a catalogue grid, which is what a two-storey Sugar Land kitchen with an immovable soffit usually needs

  • Kitchen Island Installation

Adding an island, or replacing one that is too small, too tall or in the wrong place for how the kitchen gets used

  • Open Plan Kitchen Remodel

Taking down the wall between a closed 1980s kitchen and the family room, which is the single most common structural request in this market

  • Small Kitchen Remodel

Galley and townhome kitchens where every inch of run is spoken for and the win comes from storage rather than square footage
